Ask neighbors what August looks like. Check where the water sat in the last dry summer. A lot with year-round usable depth and a lot that turns to shoreline in a drought can sit on the same street.
What does waterfront insurance actually involve?
Three conversations instead of one. Standard homeowners coverage, wind coverage evaluated for a Gulf-adjacent county, and flood, which depends on the specific flood zone mapping of the lot. Plenty of Lake Conroe waterfront sits outside mapped high-risk zones, and plenty does not. Order the elevation certificate early, price all three coverages during your option period, and make the numbers part of the offer math rather than a surprise after.
