Real Estate Advisory · Invest

Investing in Montgomery County real estate.

Long-term rentals, short-term rentals, and lake properties. The math has to work, and Melissa will tell you when it doesn't.

Is this you?

This page is for you if you're looking at Montgomery County for an investment property. First-time investor, growing portfolio, or out-of-state buyer attracted by Texas fundamentals. Long-term rentals in Conroe and Willis. Short-term rentals on Lake Conroe. Single-family rentals in master-planned communities. Each strategy has its own math.

The process, step by step.

No two clients move the same way, but the shape of the work is consistent. Here's what you can expect.

Step 01

First conversation

We talk strategy first, properties second. Cash flow, appreciation, short-term vs. long-term, your time horizon.

Step 02

Market read

Where the numbers are working right now in Montgomery County, and where they're not. Honest read.

Step 03

Property shortlist

Properties that fit the strategy, not just the price.

Step 04

Underwriting

Real numbers on each property. Rent comps, expenses, taxes, insurance, vacancy assumptions. Cap rate and cash-on-cash that aren't theoretical.

Step 05

Offer and contract

Investor-aware negotiation, including inspection contingencies that protect you.

Step 06

Inspection and due diligence

Existing leases, tenant situations, deferred maintenance, HOA short-term rental rules.

Step 07

Closing and handoff

Property management referral if you need one.

Step 08

Ongoing

Melissa stays available as you grow the portfolio.

What sets this apart.

01

She'll tell you when the deal doesn't work

The fastest way to lose money in real estate is to be sold a property by an agent who needs the commission. Melissa will walk away from a deal with you if the numbers don't pencil.

02

She knows the Lake Conroe short-term rental market

STR is a different strategy than long-term rental, with its own HOA, regulatory, and seasonal considerations. Melissa knows which lake communities allow it and which ones don't.

03

She has the local team for after the close

Property managers, contractors, tax professionals who know investment property. The board of advisors works for investors too.

Honest answers.

Is Montgomery County a good place to invest?+

Depends on the strategy. Long-term rentals in certain pockets work well. Lake short-term rentals are strong in the right communities. Melissa will give you the honest read for your strategy.

What about property taxes on investment properties?+

Higher than most states, no homestead exemption to soften them. Has to be in your underwriting from day one.

Can I rent out a home in any neighborhood?+

No. Many master-planned communities restrict short-term rentals and some restrict long-term rentals too. HOA documents have to be reviewed before you offer.

Do I need a property manager?+

Depends on how hands-on you want to be and how far away you live. Melissa will help you weigh it.

What's a realistic cash-on-cash return in Montgomery County right now?+

Varies by strategy and submarket. Melissa will run real numbers, not aspirational ones.

Can you help if I want to build a portfolio over time?+

Yes. Most of Melissa's investor clients are repeat clients adding properties over years.
