Relocating to Montgomery County.

Can I really buy a house here without flying out?+
Yes. Many of Melissa's relocation clients do exactly that. Video tours, third-party inspections, and remote closings are normal.
What's the property tax math really like?+
No state income tax in Texas, but property taxes run higher than most states. Roughly 2 to 3 percent of home value per year, depending on the community and any MUD or PID districts. Melissa will run real numbers for any home you're considering.
How early should I start the conversation?+
Casual research often starts 12 to 24 months out. Serious shopping starts 3 to 6 months before the move. There's no wrong time to start.
What's the difference between The Woodlands, Conroe, Magnolia, and Willis?+
Big question, and the answer depends on your life. Melissa will walk through it with you on the first call. Each town has a real character.
Will my mortgage from out of state still work here?+
Most likely yes, but it depends on the lender. Melissa will introduce you to lenders who handle out-of-state buyers regularly.
What about hurricanes and floods?+
Real considerations, especially in certain pockets. Flood zones are well documented, and Melissa will go through them with you on every home you consider.
