Foundation, framing, drywall, final walk. Melissa tracks the build with you.

Final walk and close

The most important inspection of the build. Melissa is there.

After close

Why do I need an agent if I'm buying new construction?+

Because the builder's onsite agent works for the builder. They are not your representative. Having Melissa with you costs you nothing extra and protects you on price, contract terms, upgrades, and construction quality.

Do I have to register Melissa with the builder?+

Yes, and she has to be with you on your first visit for representation to apply. This is the single most important rule of new construction. Call Melissa before you walk into any model home.

Are builder incentives negotiable?+

Sometimes. Often the bigger wins are in upgrades, design center credits, and rate buydowns rather than the base price. Melissa knows where to push.

How long does new construction take?+

Spec homes (already started) can close in 30 to 90 days. Build-to-order typically runs 6 to 12 months depending on the builder and the plan.

Is a third-party inspection on a new build worth it?+

Yes. Always. Builder warranties matter, but a third-party inspector catches things you'd otherwise live with for years.

What about the eleven-month inspection?+

Most builder warranties cover certain items only in the first year. An eleven-month inspection catches issues before the warranty expires. Melissa will remind you and coordinate it.
